Maintenance

Barker Realty's Maintenance Process begins when a maintenance "call" is received or when a property is being prepared for rental. This process is described in detail in the section below.

Maintenance is very important to Barker Realty. Work orders can be phoned, faxed, or e-mailed in to our offices 24-hours a day, 7 days a week, 365 days a year. Emergency maintenance requests that are received after hours, on weekends, or holidays are assessed for priority and handled accordingly.

Each maintenance request is reviewed by our Property Manager. Owners are contacted for input/authorization, and the work is assigned to the appropriate maintenance team member. All our staff are equipped with a Nextel™ phone to insure rapid communication, thus enhancing our decision making process when it comes to maintaining your property. Should the maintenance team member get into the middle of a repair and find a more extensive problem, we can communicate and act on it quickly and efficiently.

Maintenance Requests are entered into our property maintenance system (YARDI). YARDI then generates a detailed work order for the maintenance team member or contractor. When the work order has been completed, the technician fills in the work order by detailing the work performed and time required to complete the work. All work orders are reviewed and approved by the Property Manager before they are passed along to the Director of Property Management for payment.
