Many owners have told us that when they call some of our competition, they feel like they are nothing more than a number, and in fact sometimes have trouble getting someone to call them back. At Barker Realty, our staff is small enough to know about each owner and their property and tenants, but big enough to get the job done. We strive to return phone calls to owners and tenants on the same day they are received. You are important to us!

We obtain quality tenants

Our tenant qualification process includes credit checks, current / previous rental reference, and employment verifications. Tenants must make 3x the monthly rent on the property in order to qualify. All tenants must place a security deposit equal to one-month's rent with us prior to move in. If an applicant is new to the rental or employment market, has credit issues, or does not meet the income qualification, a co-signer or double security deposit may be required. All full-time students are required to have co-signers on their account. Due to these processes, our tenant default rate is very low.

We know the rental market

We keep up with the going rates in all areas that we manage. Usually the rental market fluctuates up and down through out the year. We are constantly testing the market to stay aware of the highest rent a quality tenant will pay. Of course the art is to find the highest rent that will obtain the best tenant and it only comes from constant testing. We strive to obtain the highest possible rents within the market.

We get the monthly rent

Rent is due on the 1st, Late Fees are charged after midnight on the 6th, and Eviction procedures are begun on the 11th. We understand that on occasion anyone is subject to hard times. However, this does not mean you shouldn't get your rent. We will work with tenants to set up a payment plan, but the bottom line is rent is due and if it is not paid, they will not stay!

We have a tough (and enforceable!) lease

Barker Realty's lease is one of the toughest in the greater Raleigh area. Developed over the last 20 years of managing properties, it addresses many of the "gotchas" and unique issues relating to leasing enforcement that we have encountered. The lease is constantly reviewed by our legal counsel and updated, allowing us to keep one step ahead of the issues. We have been highly successful in enforcing this lease!

We keep your investment properly maintained

In 1995, a separate company was established to offer services for property maintenance. The intent was, and still remains, to better serve our owners and tenants by providing quality and quick service at an affordable cost. The service is available 24 hours a day, seven days a week. The company is a separate entity, apart from Barker Realty, but reports directly to the Director of Property Management. Property Maintenance Company, also referred to as PMC, has three full time and 2 part time employees, one of whom offers general hands-on construction knowledge. PMC interacts with Barker Realty as a contactor, offering repair services as directed by the property managers. PMC has the ability to fix minor plumbing, small carpentry assignments, etc., under the direction of the Property Maintenance Manager and his assistant. PMC also uses independent contractors who give us reduced rates due to increased volume to handle major plumbing, electrical, painting, carpet and general repair needs. Property Maintenance Company offers quarterly filter changes, semi-annual gutter cleaning, and annual under-house inspections. All of these services give us opportunities to evaluate your property at multiple times during the year to stay on top of repairs that are needed.

We provide complete Management Reports

We use the most widely accepted property management software in the world today, Yardi Management Software. Your rent, less any repairs and management fee, will be processed and mailed with the monthly statements on the 25th of each month. Included with your statement will be copies of all paid invoices and charges to your account so you always know the status of your property. Each statement shows monthly and year to date income and expenses so when tax time arrives, you are ready.
