Services

Barker Realty, Inc. provides the following services:

• Marketing
  We market your properties in a variety of different ways.
• Leasing
  We do all showings, negotiations, and draw up the leases.
• Maintanence
  We provide 24 hr/7 day a week maintenance coverage of your property.
• Rent Collections
  We collect rent and enforce a strict rental policy.
• Evictions
  We will evict and place judgments on the owners behalf if the tenant does not perform.
• Monthly and Annual Financial Reports
  We provide monthly Cash Flow statements, Invoices, and Owner Draw checks, as well as end-of-year accounting.

Fees

The primary compensation for Barker Realty, Inc. managing your property is 8% of the Gross Rental Income. Other fees and charges are summarized below.

Owner Reserve

$300

Required at time of signing. These funds are held in escrow throughout the duration of your agreement with Barker Realty and are used to pay utilities when vacant, to begin eviction proceedings if rent is not received, etc.

Application Fee

$0

No fee charged to owner.

Lease-up Fee

New: 1/2 rent (min. $400)/Renewal: $110

Fees are not paid until new tenant moves in or within the month the lease renewal takes effect. Should a tenant be allowed to go month-to-month (with owner's authorization), a month-to-month fee of $15 of the current renewal fee will be charged.

 

Management Fee

8% (min. $50)

8% of Gross Rent & Pet Rent

Pet Fee

$250

100% of non-refundable pet fee is paid out to the owner at the end of the lease term

Late Fees

100% of Late Fees charged to and collected from tenants are paid to Barker Realty.

NSF Fees

100% of NSF Fees charged to and collected from the tenants are paid to Barker Realty.

Eviction Proceedings

Tenants are charged all court costs plus an administrative fee. All fees are charged to the tenant's account; however, should the tenant not pay, the owner will pay all fees to Barker Realty, Inc. You may contact our office to see what the current costs are for eviction proceedings.

Marketing/Advertising

Property specific newspaper ads charged to owner.

Automatic Deposit of Owner Monthly Check

Payment of Mortgages, Homeowner Dues, Taxes, Insurance Premiums
